Job Description
  • Plan, strategize, implement and organize work for all sections in Central Support Department.
  • Prepare timely management report and analysis on activities / implementations to Head of Property.
  • Co-ordinate with other departments on the process of handling over of vacant possession, rectification works and other related work.
  • Manage all individual & strata properties; initiate the formation of JMB, RA and MC: maintain Company properties, relevant infrastructure and landscape.
  • Review and implement appropriate Standard Operating Procedures for the Department.
  • Plan, develop and maintain landscape for all properties including the assurance of overall township cleanliness and beautification.
  • Prepare and manage operating budget effectively.
  • Devise preventive maintenance plans & ensure contractors attend to all outstanding building defects and follow-up the rectification work progress within stipulated time line.
  • Devise preventive maintenance plans & ensure Maintenance Schedule are carried out.
  • Liaise and maintain good rapport with Joint Management committees, Resident Associations, Vendors, Contractors, Authorities and Property Owners to address all matters arising.
  • Ensure adherence of procedures by subordinates and/ or appointed third-party person(s) in performing responsibly with great discipline in a harmonious environment.
  • Ensure all works are satisfactorily carried out by subordinates and conforming to directives so as to upkeep the image of the company.
  • Ensure prompt payment of utility bills in all common areas to avoid service interruption and li ensure timely billing & collection of maintenance fees.
  • Ensure services provided by Vendors / Contractors are satisfactorily carried out and involved in M & E contract administration works like gathering quotations, tender, negotiation process and shortlisted of M & E Sub-contractor according to SOP and Discretionary Authority Limits (“DAL”).
  • Ensure all complaints are attended to promptly to the satisfaction of the parties concerned.
  • Ensure proper management & maintenance of Wiz Property Management System.
  • Oversee the development and implementation of the Performance Monitoring Plan (PMP) to capture project performance and results, including maintenance services delivery data reporting, baseline and end line assessments and all monitoring of process and outcome.
  • Developing strong M & E system and set a protocol great deal of planning, thus to provide expertise support to proposal and input in planning and methodology for M & E components.
  • Assign as a technical expert to study and analysis of the detailed cost plan in related to the “Optimized Design” stage included breakdown as per types and actual quantities and issuance of recommendation to management approval.
  • Working with data platforms and database collection prior to perform data analysis for quantitative and qualitative analysis.
  • Other responsibilities include the construction period supervision of safety, QA/QC, commissioning and engineering support of all construction activities. To deliver training to office or field staff in a variety of monitoring and site evaluation analysis topics and ongoing coaching.
  • Convening with Communities/ Residence on best practice and organization green learning practice. Tracking best practices in monitoring and evaluation.
Requirements

Bachelor’s Degree in property management discipline or the equivalent.

Minimum 10 years of experience in property or building facility management.

High integrity, positive attitude, mission driven and self-directed.

Good negotiation skills & project management skills
