Job Description
  • Assist in conceptualization of leasing plans strategies and crafting of tenant mix strategy.
  • Assist and control all leasing operational management including control and ensure effectiveness of spending on all leasing related expenditures.
  • Ensure the successful leasing of land, retail, shop lots, food & beverage and services outlets, in line with the commercial term set out in the leasing budget and timeline.
  • To achieve monthly leasing targets set by the management.
  • To attract new tenants at competitive market rental rates and leasing packages to achieve maximum occupancy and ensure good rental yields
  • Introduce, negotiate and conclude tenancies and rental negotiations with prospective tenants
  • Formulate leasing contract term according to lease plan. Lead the negotiation, renewal and termination of lease transactions and recommend contract term. Manage and follow up lease transactions with other internal department / external agency and support the team in concluding transactions.
  • Build and maintain relationships with internal and external stakeholders to effectively achieve business goals. Maintain strong relationships with tenants in order to facilitate the inclusion of their concepts as part of the company master strategy.
  • Initiate and drive the continuous improvement of the leasing policies and procedures with internal teams and external parties. Management, guide and mentor staff under leasing department on their goal setting, KPIs and ensure tasks and assignments, targets as met.
  • Work with real estate agencies engaged by the company on the leasing opportunities for land, commercial shop lots and residential units, industrial land and lease of other retail outlets.
  • Review and ensure compliance to law, authority rules & regulations and Group’s policies.
  • Proper understanding of competitors’ leasing plan and initiatives, monthly planning on leasing marketing calendar of events, digital marketing initiatives and preparation on promotional proposal.
  • Monitor and take full ownership on leased units of land or shop lots and units to ensure efficient and effective collection of rental timely manner and mitigate any risk on operational inefficiencies.
  • Ensure that there is zero operational losses or reputational loss arising from the leased units. Close checks on SOP implementations and frequent monitoring and checklist update.
  • Attend walk-in and telephone enquiries on leasing and retails lots.
  • To do prospecting for new and interesting retails concepts in order to improve tenant mix
  • Manage, update and follow SOPs and work within DAL limits on scope of responsibility.
  • Lead and supervise on rental collections, ensure collections are on timely manner.
  • Ensure tenants settled all outstanding payment on or before expiry of tenancy.
  • Attend to any other duties as may be assigned by the Management from time to time.
Requirements

A recognized degree in Business Studies, Marketing, Real Estate Management or relevant discipline.

Minimum 3 years of experience in leasing or building management capacity with proven track record.

Strong business acumen with good technical knowledge and strong relationships with local authorities.

Flexible, innovative and demonstrates the ability to lead and manage.

High integrity, positive attitude, mission driven and self-directed.

Good negotiation skills, organizational skills & listening skills.
